Continue ReadingWe have recently begun the construction of the XO Residences Palma residential complex for the developer Xojay Management SL. Designed by CMV Architects, XO Residences Palma offers 84 apartments distributed over 7 floors, as well as landscaped common areas in an inner courtyard and a swimming pool.
This new luxury residential complex will be located in the Nou Llevant area, only metres away from the Convention Centre and the beach (Playa de Palma).
Maximum Sustainability
In addition to its outstanding architecture, the energy efficiency statement for the entire XO Residences Palma complex is rated at an A-grade. The use of a geothermal heating system is a must in this exclusive building project. The whole project will be executed meeting the highest design, comfort and sustainability standards and using high-quality materials.
Excellent Facilities and Services
In such a first-class residential complex, common areas are an extension of the elegance, comfort and exclusivity offered by all residential units. On the rooftop there will be a shared swimming pool with chill-out area, surrounded by palm trees and vegetation that will enhance the complex’s elegance. At Grupo Ferra, we believe that one of the most enjoyable aspects of renovations is witnessing the transformation of spaces that we refurbish.
With an intervention area of approximately 10,203 m2 the Ses Rotes Estate in Esporles required a full renovation and refurbishment of its farming facilities.
Now, after completion of the 1st stage of this ambitious refurbishment project, we are pleased to present the current state of the ongoing transformation of this symbol of exclusivity for all horse riding lovers.
Renovated facilities and access
The riding arena now offers a newly built wooden roof that will facilitate learning and horse training throughout the year.
Burying all underground services will allow all overhead systems to be hidden, thus greatly improving their aesthetics. Another significant improvement concerns access to the estate, with the creation of new pathways with stabilised pavement.

We continue to work on the transformation
The Ses Rotes Estate offers 3 arenas (now one of them covered) and 22 hectares of forest with pathways prepared for horse riding. A project for the creation of a private riding club with high-performance horses and some spaces for students.
Given that the intervention area is so vast, executing the renovation in several stages is a key factor in order to guarantee the best results. This allows us to concentrate on the renovation and refurbishment processes, ensuring that we will not miss a single detail.
The first stage has been a complete success! We will continue working on the next stage of this renovation project, building a new wine cellar, and executing another project aimed at enhancing the estate’s exclusivity and private nature.

Increasingly, more and more people choose environmentally friendly buildings and construction processes. Buildings that blend into their natural environment. Respecting it and making good use of its resources.
A good example of this trend is this new single-family home project that we are building in the centre of Majorca.
Self-sufficient and perfectly adapted to its environment
With a built surface area of 496,22m2, a swimming pool with a surface area of 218,36m2 and a plot of land of approximately 27,098.38 m2, this house blends both aesthetically as well as functionally into the vineyard surrounding it. Furthermore, its large picture windows take in as much natural light as possible, in addition to offering sweeping views over the Tramuntana mountain range.
This will be a self-sufficient property, given that it will be supplied by a solar panel field and a private well. The electrical, air-conditioning and telecommunications systems have been designed to achieve the maximum level of energy and environmental efficiency.
All these features, together with the high-quality home appliances that it will be equipped with will turn this property into an ideal escape from daily life, perfect for relaxation and enjoying the island's natural environment, while having a minimum impact.
The advantages of building using a metal structure
The innovative metal structure of this building allows us to create roomy and welcoming spaces. This feature will also allow us to use constructive and architectural elements that blend in with the surrounding environment. In turn, this will also increase the sustainability of the buildings.
Modern, minimalist and very natural: this is what its interiors will look like
The property will include a main residence built around a central courtyard and two bedroom annexes. These last ones will have their own private outdoor areas.
The main building will be divided into day and night areas. The day area will include a large double-height living room, an ample kitchen and a dining room. The night area will consist of 3 double bedrooms with ensuite bathrooms. In addition to having their own bathrooms, each bedroom will have their own private lounge areas.
The living room, dining room and main bedroom all have direct access to the swimming pool, which is L-shaped. Lastly, the swimming pool will lead to the vineyard through a footbridge spanning the pool.

Located on a plot of land of 265 m2 at Bossería Street, this Art Nouveau building was erected in 1904. The total built surface area is 1,289.54 m2.
About the building’s renovation
The structure, roofs, interior decorative elements such as ornamental and construction features characteristic of the period when it was built will be carefully preserved.
The renovation project aims to upgrade this Art Nouveau building to comply with modern habitability, sanitary and energy efficiency standards. Likewise, the renovation is focused on showcasing all the Art Nouveau details, such as the spaces, floorings, tiles and woodwork.
In this context, it is of paramount importance for Grupo Ferrá to protect all these elements while we carry out our new intervention using different materials that highly contrast with the existing ones.
This is what the 7 apartments in the building will look like
Once this phase is completed, Bosseria will have 7 one-of-a-kind apartments. Some of them will have sun-drenched terraces on the rooftop, offering sweeping views on the city, while others will have inner courtyards and picture windows overlooking the adjoining streets.
The apartments will have floorings made of restored antique tiles, as well as exposed wooden beams and false ceilings with crown mouldings in an Art Nouveau style. Spaces will be open and well-lit, and the kitchens and bathrooms have been designed with clean lines, white surfaces and elegant fixtures that will lend these spaces a modern and minimalist touch.
All apartments will be equipped with high-quality home appliances and the electrical, air-conditioning and telecommunications systems have been designed to achieve the maximum level of energy and environmental efficiency.

Today we would like to tell you about our new construction project, which has already started and is located at the Sol de Mallorca Housing Development, in Calvià. It consists of a single-family home designed by Jochen Lendle Architects.
U-shaped structure
This project comprises a rectangular main building for residential purposes, which will be built on top of 4 adjacent spaces constituting the ground floor. The layout and shape of the 1st floor and ground floor create a U-shaped structure.
This structure will be primarily built out of steel and reinforced concrete, with large picture windows designed to allow a maximum amount of natural light into the residence. Foundations are projected to include isolated and combined footings under interior pillars and with an eccentric continuous footing with a strap footing solution and braces under the walls.
The whole structure will have thermal insulation made of high-density extruded polystyrene.
The property comprises an infinity pool, a garage, a living room with a chimney, indoor and outdoor dining rooms, a kitchen, several bedrooms with ensuite bathrooms and balconies, office areas and a library, a games room and a wine cellar.
Materials used are inspired by the local natural environment
In line with the local natural environment surrounding the property, natural materials will be used, such as oak wood in indoor areas or natural “Santanyí”-type limestone and/or “marés” sourced from Felanitx quarries in certain areas of the façade. Likewise, outdoor windows and doors will be made of natural colour aluminium and masonry walls will be stone clad.
Integration of indoor and outdoor areas
One of the main goals in building this residential unit is to harmoniously and seamlessly integrate both indoor and outdoor areas. To this end, both the residence's flooring and that of its terraces will be made of lime microcement, partial indoor/outdoor bamboo wood flooring and/or industrial parquet flooring, as well as hydraulic tiles.
All of the above, together with the use of glazing with the maximum mobility in areas leading to the main garden and the swimming pool, contribute to create a perfect harmony between indoor and outdoor areas.
Open spaces without privacy loss
The use of fixed and partially fixed glazing increases the brightness, roominess and integration of the residence into its environment. On the other hand, the glazing in the living room and the ground floor multi-purpose rooms can be fully opened or closed, thus preserving the occupants’ privacy whenever required.

Some months ago, we started this new construction project in Palma, which is still ongoing, under the supervision of project managers B3 Arquitectos.
Blending seamlessly into its surroundings
Located a mere 10 minutes by foot from one of the most famous coves in the island and with a built surface area of 708.40m2, this property will comprise a main residential building distributed over 3 floors (ground floor, first floor and basement).
It has a reinforced concrete structure, with ceramic brick exterior walls. As far as the aesthetics are concerned, this building has been designed to seamlessly blend into its Mediterranean surroundings. Therefore, its façade is characterised by the presence of large picture windows combined with an exterior synthetic resin mortar rendering and natural stone cladding.
Roominess and brightness everywhere
The large aluminium and SCHÜCO glazing picture windows on the walls allow for a perfect integration of the indoor and outdoor areas of the residence. In this same spirit, the use of Zarzi grey natural stone floorings both indoors and outdoors enhances the harmony of all its spaces.
These design features, as well as the lacquered wooden doors and windows, all combine to increase the feeling of roominess and brightness in all its spaces.
Ideal for every season of the year on the island
Thanks to its exterior thermal insulation system, ducted air conditioning and radiant floor heating, this property is designed to provide a warm and welcoming environment throughout the year.

At 9:00 AM of last Saturday the 19th of March the tee shot for the I Diario de Ibiza Golf Tournament, Grupo Ferrá Trophy was struck.
Throughout the morning, 72 registered players enjoyed an exclusive golf day playing under the Stableford individual format at the Golf Ibiza club.
These were the stars of this golf day in Ibiza
After completing the 18 holes, Anneke Staveren won the Ladies Scratch with 92 strokes, while Sam Feasey won the Gents Scratch with a total of 73 strokes. While all participants excelled in their game and exhibited perfect sportsmanship, the ranking list was finally as follows:
On top of these trophies, other prizes were awarded, such as the Longest drive for Ladies and Gents or the Closest to the pin.
Throughout the morning and alongside the competition, other activities and beginner's classes were offered to anyone who wished to participate and get an introduction to this entertaining and exciting sport. Without question, it was an intensive golf session, where the players also had the chance to stop at the Halfway to cool down and recharge their batteries with finger food and drinks prepared by the catering firm El Paladar.
Networking Cocktail and Final Raffle
The tournament ended with a cocktail and an award ceremony at the Hoyo 19 restaurant, located within the grounds of the club Golf Ibiza. At the same time as they enjoyed the dishes prepared by the restaurant and the live music by Pure Ibiza Radio, all players had a chance to get to know each other and exchange views on the tournament. All this contributed to a relaxing afternoon, which also included a final raffle with prizes provided by the following partner firms: Lux Golf, Isabel Guarch, Maribiza Travel, Can Lluc , Mari Mayans IBZ, Balearia , Ca n’ Alfredo, La Hacienda Na Xamena, El Paladar, Coca Cola, Bodega Terramoll, Sal de Ibiza and Frutos secos ibiza.
